Smoke alarm installation in Adelaide.

Every home in South Australia must have working smoke alarms, and the type required depends mainly on when the home was built and whether it's been sold. The SA Metropolitan Fire Service (MFS) sets out the current rules. NG Elec supplies, installs and tests compliant alarms for homeowners, landlords and agents across Adelaide.

The short answer

In South Australia, all homes must have working smoke alarms. Newer homes generally need hardwired (240V) alarms, and older homes that have been sold generally need hardwired or 10-year non-removable battery alarms. The MFS publishes the current rules for each type of home. Alarms should meet AS 3786 and be replaced about every 10 years, and hardwiring must be done by a licensed electrician.

Is this you?

Signs you need new smoke alarms

They're over 10 years old

Check the date on the back. Sensors lose sensitivity with age, so alarms should be replaced at about 10 years.

Constant chirping

Usually a flat backup battery or an alarm past its life. If a new battery doesn't fix it, it's time to replace.

You're selling or renting

Selling or leasing is a good time to check your alarms meet the current SA rules. We'll check what's there and tell you what's needed.

Only one alarm, or none near bedrooms

Alarms generally need to be near sleeping areas and on each level. Bigger homes may need more.

You've renovated

New bedrooms or extensions can change how many alarms you need and where.

FAQ

Questions people ask us.

What are the smoke alarm rules in South Australia?

All homes must have working smoke alarms. Newer homes generally need hardwired alarms, and older homes that have been sold generally need hardwired or 10-year sealed battery alarms. The SA Metropolitan Fire Service publishes the current rules, and we'll tell you what applies to your home.

Do landlords need hardwired smoke alarms?

It depends on the home. The rules turn mainly on when it was built and whether it's been sold, and can mean hardwired 240V alarms or alarms with a 10-year non-removable battery. Check the SA Metropolitan Fire Service guidance, or ask us and we'll check what's there.

How many smoke alarms does my home need?

Generally at least one on each level, near the bedrooms. Larger or split-level homes may need more. We'll recommend a count from your floor plan and the current rules.

Why does my smoke alarm keep beeping?

Usually a flat backup battery or an alarm past its 10-year life. Dust and insects can cause false alarms too. If a fresh battery doesn't fix it, replace the alarm.

How often should smoke alarms be replaced?

About every 10 years. Test them regularly, keep the vents free of dust and follow the maker's instructions.

Can you do all the alarms in a rental in one visit?

Yes. And if you manage several properties, we can schedule them together to keep the cost down.

Do I need an electrician for hardwired alarms?

Yes. Hardwired alarms are electrical work and must be installed by a licensed electrician. NG Elec holds licence PGE285103.
